A Guide To Submitting Bank Account Printouts

One of the most crucial pieces of information you will submit when applying for a loan are your bank statements.

This is because they give your lender the clearest picture of your financial situation and spending habits, which is needed to ensure you will be able to make a new monthly payment on a home. When submitting account printouts, it’s important to provide documents that contain pertinent information for identity and underwriting purposes. This is essential to the review of the loan process.

These days, the easiest and most common way to submit your bank statements is to simply print them directly off your bank’s online banking platform. If you choose to do this, be sure that the 5 elements listed below are present on every page or click here for a more visual reference!


Make Sure These 5 Things Are Present On All Bank Account Printouts

1. Name & Address

Your full, legal name and verified address should match all other documentation provided in your application.

2. Account Number

At least the last 4 digits of the account number.

3. Account Activity

We require the account activity (transaction history) from the last statement date through the current date.

4. Website URL

URL needs to be included on all pages.

5. Page Numbers

Page numbers should be indicated- please include all pages.


Warning Signs That Stand Out To Lenders On Bank Statements

Mortgage underwriters are trained to spot inconsistencies and any indicators of financial mismanagement. Before submitting bank statements, look them over for yourself and be ready to explain any of the following:

Large Deposits

When a bank statement has large lump sum or sporadic deposits, it can be a red flag to underwriters. Be sure that you can verify the source of these deposits and prove that they are coming from legal, acceptable places.

Overdraft Charges

When evaluating your statements, lenders will typically request the last 2 months of transaction history. If several overdraft charges are present, it can, unfortunately, suggest that someone may be an unreliable borrower.

Monthly Payments To Individuals

Recurring payments to non-banking accounts can confuse lenders and make it look like you’ve taken out loans from family members or have undisclosed credit elsewhere. Ultimately this would change your debt ratio and can affect your loan.


When you are aware of your finances and bank account transactions in the initial phases of your home loan journey, it can make the mortgage process a lot easier and hassle-free.  Remember: Underwriters review your accounts once more, just prior to closing. An interview with Southern Trust credit expert Mike McNamara

In early 2018, Southern Trust Mortgage took our commitment to offering the very best tools for success to our borrowers, loan officers and referral partners to the next level with the addition of VP Credit Officer, Mike McNamara.

Mike is solely dedicated to helping our borrowers understand and rescore their credit, while also educating our referral sources! He frequently travels to Southern Trust branch locations and holds Credit Training Seminars for real estate professionals looking to gain knowledge on how to educate their clients on this important piece of the home buying process. We sat down with Mike to get a better understanding of his role at Southern Trust and how it is instrumental to the success of our borrowers and industry partners alike.


How long have you worked in the credit guidance field?

I started in the credit reporting business in 1985.

What led you to this career?

I was led to this field right out of college as I was interested in learning about credit and the home buying process.

What is your favorite part of your job?

My favorite part of the job is when we can assist home buyers in raising their scores for qualification and they are able to purchase their home.

Thinking back, about how many families do you think owe their home ownership to your credit assistance?

I would estimate that I’ve been able to assist over 10 thousand home buyers in helping them realize their dream of homeownership.

About how much, on average, are you able to raise homebuyers’ credit scores with your guidance?

I would estimate an average of 40-50 points when working to raise scores.

Do you have a favorite credit rescoring success story?

One of my favorite credit rescoring stories is when we were able to raise a non-qualified borrower’s 589 middle score to 703 by fixing a few mistakes on her report. She was able to purchase the home in 3 weeks time.

What is one fact about credit that you wish more people knew?

One fact I wish everyone knew about credit is that there are many different score models. For example, the score someone obtains from Credit Karma or Discover is completely different than the score used in mortgage lending

What’s one tip you can give specifically to Real Estate professionals who want to help out homebuyers?

One tip for agents would be to have the potential buyer obtain a free copy of the credit file (not score) from annualcreditreport.com to check for any inaccurate items early in the process.

What’s one tip homebuyers can do on their own to raise their credit before applying for a loan?

Before applying for a loan, one tip for buyers would be to reduce the balances on their credit cards to 30% of their limits. This utilization ratio is pivotal to the score formulas.

7 Ways To Prep Your Home For Summer

The official start to summer is less than a month away (June 21st to be exact). Now is the perfect time to make sure your home is ready for the warmer days ahead…

Outdoor Summer Prep

Inspect Gutters

Many people think that they only need to clean out their gutters in the fall, but spring is just as important with summer storms and growing foliage. Double check that your gutters are strongly affixed to your roof and the downspouts are clear. Be sure to remove or cut back any vegetation that could potentially block the base.

Dust Off Your Mower & Other Yard Equipment

Your lawn equipment has been sitting unused in the garage all winter, so it’s in need of a quick refresh. Remove the spark plug first, then replace filters, change oil, sharpen blades and thoroughly clean.

Tackle Pest Control

Wasp nests can lay dormant all through the winter months and begin to recolonize in the spring, so it is important to eliminate any old nests from around the outside of your home. They are usually found under overhangs and in corners. Also, seal any gaps in windows and doors so other unwanted bugs cannot creep in. If you are prone to a substantial amount of pests in the summer, then it may be a good idea to bring in pest control professionals to spray the outside of your home.

You don’t want to be in the middle of July’s worst heat and have your AC break down, so take care of a little maintenance now…you’ll thank yourself later! Flush drain lines with a cup of bleach and replace filters. Also, take a look at the outside unit to be sure it’s clean and not crowded by any vegetation.

Dust & Rotate Ceiling Fan Blades

This is actually a little-known fact. Ceiling fan blades should spin counter-clockwise in the summer. This pushes air downward and cools the airflow. (Alternately, clockwise spin in the winter months helps redistribute warmer air upward).  Most fans have a switch on the top that changes fan direction when you are ready to do so.

Clean Dryer Vents

Dirty vents can not only increase your utility bill but also pose a fire risk. It’s cheap and simple if you purchase a dryer vent cleaning kit and do it yourself.

Refresh Indoor Plants

Indoor houseplants are pretty low maintenance through the winter and begin to reawaken and flourish when summer rolls around. Make sure you are ready for this by replacing old soil with new potting mix. Also, you may want to rotate plants that have leaned towards the sunlight or place them in new spots. Lastly, remember that they will need more watering during the summer months. This will help them continue to actively grow.
